Why can't we use seller agent as dual agent? Is it bad?
Many years back when internet was not common
yes, you needed a buyer's agent to get the MLS listing,
information about the market price etc.,
Now internet can give latest list of all the houses that are on sale. These sites also gives the information, regarding the houses that were sold recently in the close proximity of any house, price, size etc., and some even gives graphs of average sale price, median sale price, number of dollars/ Sq.Ft.
Then you can directly call the listing agent and ask to show
the house that they have listed and they will be more than happy to show
You can then get references regarding house inspection, Mortgage etc., from friends.
Listing agent can also give info on CDOM etc.,
After doing all this, if you request the sellers agent to help you
as a dual agent, he/she will be more than willing to help you.
Some may talk big things like ethics etc., but both agents work together when it comes to making commission.

My husband and I are looking for a home to buy and we will not use a dual agent.
The sellers agents job is to make as much commission as possible and that means the buyer is not fairly represented. We have a buyers agent. They look out for of course their own commission but will not try to talk us into anything or we walk. We wanted someone to work for us not the current home owner.
It's impossible to act in good faith if you represent both parties in a bilateral contract. to encourage otherwise is plain and simple greed.
Again, the sellers agent looks out for them, not the buyer. Think about it: how can 1 person look out for the BEST interests of 2 different parties? They cant!
Get yourself an agent! The seller will be the one paying, not you! (unless you buy from a non-MLS listing)
